We offer a wide range of Property Management Services.  Services are customized based on our clients’ needs.  We will work closely with you to help determine which services best fit your goals.  Please find a list of our property management services below.  We are able to add services based on each clients’  expectations and requirements.  Fees will be determined following our initial consultation.  

FEES:  Fees can range from 7.5% – 9% of gross rents, but 8% is the average fee.  For higher end units with greater rent amounts this fee is negotiable at a lower rate.  For most single family homes, individual units or smaller multi-unit buildings we can negotiate a flat monthly fee.   All our fees are competitive and we will do our best to work within your budget.  Our goal is to fine tune your property in order for you to make more money with less stress.

We also offer REAL ESTATE INVESTMENT CONSULTING SERVICES for those looking to purchase an investment property.   We will inspect the investment property and offer a detailed cash flow analysis showing projected property income & expenses with projected:  ROI, Cap Rate & Net Monthly Cash flow based on sales price, property condition and financing options.
